Information for IAP Rental Applicants

IAP has four rental units available. The Schnur Cottages on Reeby Rd, consist of 2 houses, each with 3 bedrooms and 2 bathrooms. The Town Center duplex is on an adjacent site; each unit has 2 bedrooms and 1 bath.

Applications for these rental units closed on Sept. 9.

Completed applications that are eligible for rental will remain on the application list and be considered when more rental units are available.

  1. There are multiple ways to fill out an IAP Application for future availability:

Housing applications can be time consuming and require many steps. If you would like to submit a Statement of Interest to confirm that your income qualifies you for eligibility, you can do so by downloading this form or by filling out your Statement of Interest online.

IAP is also actively building the Town Center Houses. These will be 2 duplexes (4 total units) each having 2 bedrooms and 1 bathroom. When these units are ready to accept applications, more information will be available here. We can also keep your application on file for future available inventory.

Applicant FAQs:

  1. Q: What will be the monthly rent for a Schnur Cottage?

    A: The final price ranges for 2025 rentals will be determined when financing and construction are complete and include income restrictions specified by the Maine State Housing Authority Maine. They also will require an income floor adequate for IAP to cover break-even costs. We expect the rent to be below market-rate and based on a percentage

    of monthly household income.

  2. Q: When will I hear from IAP after I submit an application?

    A: Confirmation of your submitted application or inquiry will be

    communicated in a week or less. The rental subcommittee of the IAP Board of Directors will communicate next steps to you after your application is reviewed.

  4. Q: What type of information will you need during the application process?

    A: Applicants must consent to a criminal background check, provide credit history, housing and employment history, character references, and submit an essay before completing the application process.

  5. Q: What is the difference between an Application and a Statement of Interest?

    A: Because Applications can be very lengthy and require a lot of information, some people prefer to submit a Statement of Interest first. This will simply put you in touch with an IAP representative and confirm your income eligibility. If you are eligible, you will then be required to submit a full application including a tax return for the past year.

  6. Q: When will the Town Center duplex applications be available and

    when will rental rates be set?

    A: Town Center Duplex applications require the same information and

    will be reviewed in the fall as construction progresses. Rates will be set

    when construction nears completion and financial obligations are fully

    determined. The income ceiling is more flexible since there is no grant

    subsidy obliging us to meet restrictive guidelines. Rents will be set at a

    minimum that allows IAP to cover running expenses while keeping the

    rate below market level.

  7. Q: When will the units be ready for occupancy?

    A: Late fall is expected, but the construction process carries many

    uncertainties and is not fully under the control of IAP.

  8. Q: Are utilities included in the rent?

    A: Electricity, heat, telephone and broadband coverage and landscape

    upkeep are the responsibility of the renter. IAP maintains the infrastructure and repairs damage due to normal wear and tear.

  9. Q: Are there restrictions for number of household occupants?

    A: The number of occupants for two bedroom units is a minimum of 2

    and a maximum of 4. Three bedroom units require a minimum of 3

    persons and a maximum of 6 persons, subject to review by IAP.
